What sea view really means

Sea view is used loosely, so define it before you fall for the photos. A full-frontal view faces open water from the main living space; a side or lateral view catches the sea at an angle, often from one window; a partial view is a slice of blue between other buildings. Always check which rooms actually have the view, and view at the time of day you will use the flat most. A listing can be honestly described as sea view when only the bathroom window sees water, so verify room by room and ideally in person.

Floor, lifts and orientation

Height usually improves the view and the light, but Rovinj's old town has very few lifts, so an upper-floor apartment can mean several flights of stone stairs every day with your shopping. That matters for comfort and for resale to older buyers. Orientation is the other lever: a west-facing sea-view apartment gets the sunset over the water, which is the single most sought-after aspect here and commands a premium.

Best areas and rental yield

• Old-town waterfront — the iconic views and the strongest short-let demand, but stairs, no parking and higher maintenance on old stone.
• Borik — north of the centre, newer stock, easier parking, coast and sunset aspects.
• Cuvi — south of the centre near the coast, quieter, good for a mix of use and letting.

Sea-view apartments carry the best rental yields in Rovinj because the view is exactly what holiday guests pay for. Confirm the view cannot be built out by a future development next door.
